Application Process

I am genuinely disappointed because I absolutely fell in love with this community. For the past month, this was the place I envisioned calling home. The townhomes are beautiful, the layout is exactly what I wanted, and everything about the property checked my boxes. Unfortunately, my experience with the leasing process, specifically with Tesla, completely changed my mind. From the beginning, I received conflicting information. Pricing differed from what was advertised online, and then the pricing increased. I was also told that the model/end unit would not be available, only to return later and find it completely cleared out and de-staged, which naturally raised more questions than answers. What was most frustrating was the communication. Tesla told me I could come by and view the property before applying, but later I felt reprimanded for doing exactly that. Throughout the process, I struggled to get consistent information and answers, which made it difficult to feel confident moving forward. This review is especially difficult to write because I truly love the community itself. If it were based solely on the property, I would have happily signed a lease. In fact, this was my first choice and the place I wanted most. However, management and leasing staff play a major role in the overall resident experience, and after dealing with poor management at a previous community, I am not willing to ignore red flags during the leasing process. Honestly, I wish there were a way to speak directly with the owners of The reserves at Mallard creek because I would want them to know how much interest there is in their property and how the leasing experience can impact potential residents’ decisions. The homes themselves are beautiful, but the communication and management experience I encountered ultimately caused me to walk away from a community I genuinely loved. I want to be clear that my frustration is not with the property itself. My concern is with the leasing experience I had while trying to become a resident. If you’re considering moving here, pay close attention to the communication you receive throughout the process and make sure you’re getting clear, consistent information. I sincerely hope these issues improve because this community has so much potential, and I truly wanted to call it home.

AM Realty has so much to offer! Allison has been managing my townhome for many years. When we decided the property needed an update, Allison and her team of professionals did it all for me! She has an excellent eye for design, knows what people are looking for and has an unbelievable team to get the job done. From countertops and hardware, paint and carpet, to new lighting and hardwood floors. Allison and her crew of professional did it all. And when I say "they did it all", I mean it! I live in another state! I always feel that the property is in great hands and if anything needs to be taken care of, it will be in a timely manner. Responses to calls, emails and texts are always so quick it's still surprises me even after 10+ years! Thank you for making me feel like I'm still one of your only clients💕

Very good Owner relationship with Allison and her on-site PMs. They do a fantastic job in a challenging market with an unorthodox ownership group.

I dropped my keys down an old drain in Oakridge- and Ms. Sasha Gibson actually drove over personally and called multiple people over to come and get my keys out. We ended up sitting there for three. Whole. Hours. And Ms. Gibson simply refused to leave until I got all of my keys back. She could've just given me apartment spares and told me to get myself some new car keys, but she didn't. She came through for me, even though I've only been renting for a few weeks. I really appreciate it.

Applied for an apt at Exchange at Steele Creek and I must so I had a bit of a rocky start with the screening procedure on some documents but after allowing me to rectify those items, which were an easy fix, Tesla and Allison were great. My application was processed in a timely manner and they were very professional. I am due to move in July to my new place so I am hoping my time living at the property goes just as well. Tesla was great with getting me set up with the self tour and answered all 9 million of my questions! Haha And when the system denied my application I was able to get help from Allison and send in supporting documents for resubmittal and she made sure it got in the right hands. These ladies are amazing thank you both!

I had a very disappointing experience with AM Realty. I called numerous times over the course of four weeks to schedule a tour for a property in the Steele Creek area and never received a return call. I also submitted an online inquiry and still did not receive any response. The company requires prospective tenants to tour a property before applying, but it was impossible to do so when no one would respond to my calls or inquiries. As someone who was genuinely interested in renting the property, the lack of communication and customer service was extremely frustrating and unprofessional. I hope they improve their responsiveness to future prospective tenants.

🚨 🚨🚨🚨🚨This has been the worst experience I have had trying to apply at a rental company. I had 30 days to move after my lease. Seen am realty and thought ok they are in my price range. I have been completely transparent with Doug about my rental history and my mom’s. I had to wait almost 3 weeks to get a denial notice. Not to mention I paid $150 for me and mom to apply. The area we applied to was very run down but our situation couldn’t face that. Am realty did nothing but rob us I do some digging as to why we got denied so they denied us for credit but when I call the office Doug never responded so I had to talk to a random person and they tell me we got denied do to income that’s not true me and my mom make well over 2.5 x rent so basically not only did they waste my 3 weeks but also can’t give a solid answer for denial. This place is robbing people for application fee like come on the apartments are right behind the abc store on brokshire blvd where homeless drug addicts crawl the area 24/7 the place I’m renting from now is the same price and much safer. The property am realty had caught my eye just for the price. But newsflash you can’t just keep taking peoples money and give them no solid answer as to why. What is crazy is I completed the application and Doug was calling me asking me questions I have already answered so much that I even asked him did you lose my application? So what did I pay you all $150 for? I did all the work for the company to not give a straight answer. I will make sure I tell anyone who is looking for a place to never do business with this company ,they do shoty work and already lead on untrustworthy information. I don’t need to PAY a APPLICATION FEE if no one is doing their job like come on you wasted my money and most importantly my time!!!!!!!!! 🚨🚨🚨🚨🚨. Also me and mother’s income exceeded the amount needed I did the calculations me and my mother wouldn’t have applied if that was the case I have been renting all my life I know the requirements before I hand money over simple as that. The email provided did not state that income wasn’t an issue the email said credit. Am realty make it right again. Doug has never reached out that is why I’m rightfully writing this poor review not only was my money robbed from me i still haven’t directly talked to anyone and it’s poor business to not formally explain why we were denied looks like robbery to me. I would like that email your talking about that says I got denied for income or my money back. I can spread the word and make sure that anyone that is looking for a decent safe place to rent from Don’t do business with this company they are crooked and are literally sitting on applicants applications to even give an answer that’s the part I don’t get it doesn’t take nearly 3 weeks to deny someone for income that’s basic math your apartment was $1325 2.5x the income requirement is $3312.50 like I said if I knew me and mothers income didn’t surpass that figure I never would have applied. So please run my $150 back am realty. Also I made sure to report your business to the BBB there is an alarming amount of people you have targeted and robbed.
