Applying & Leasing
How do I apply for a rental home?
All applicants over the age of 18 must complete a rental application in full and submit all required documentation. Applications are processed quickly, typically within two business days.
How are applications approved?
Leases are granted on a first-approved basis. Once your application is approved, you will be notified and given next steps to secure the home.
How do I secure a property after approval?
Within 24 hours of approval, you must submit the full security deposit. This removes the property from the market while the lease is finalized.
What forms of payment are accepted for deposits?
Security deposits can be paid online, by certified check, or money order. Alternate arrangements may be considered on a case-by-case basis.
Rent & Payments
When is rent due?
Rent is due on the 1st of each month.
Is there a grace period for rent?
Some leases include a grace period. After that period ends, any unpaid rent is considered late.
What happens if my rent is late?
Late rent will incur a 5% late fee if not received by 5:00 PM on the final day of the grace period.
How can I pay rent?
Rent can be paid online through the tenant portal, mailed, or dropped off at the office using the secure 24/7 drop slot.
Can I set up automatic payments?
Yes. You can set up automatic payments through your bank or use the online tenant portal for recurring payments.
Fees & Policies
What fees should I expect when renting?
Depending on the property, fees may include:
- Pet rent and pet fees
- Application fees
- Renewal fees
- Technology and utility-related fees
- Month-to-month lease fees
All applicable fees will be outlined in your lease and are non-negotiable.
Maintenance & Repairs
How do I request maintenance?
All maintenance requests must be submitted through the online tenant portal. Requests submitted outside the portal may not be addressed.
How quickly are maintenance requests handled?
Non-emergency requests are typically addressed within 24–48 hours. Timing may vary depending on vendor availability and severity.
What is considered emergency maintenance?
Emergency maintenance includes:
- Major water leaks or flooding
- No heat
- Fire or serious electrical issues
Is air conditioning considered an emergency?
No. While uncomfortable, AC issues are not considered emergencies and will be handled in order of priority.
What should I do before submitting a maintenance request?
You are expected to troubleshoot basic issues first. For example:
- Check breakers and thermostat batteries
- Replace air filters
- Confirm system settings
Failure to troubleshoot may result in being charged for unnecessary service calls.
AC & Troubleshooting
Why isn’t my AC cooling properly?
Your system may be functioning normally. On very hot days, it’s common for your AC to maintain a temperature about 20 degrees below the outside temperature.
What temperature should I set my thermostat to?
We recommend setting your thermostat between 72–75 degrees. Setting it too low can overwork the system and lead to breakdowns.
How can I improve cooling efficiency?
- Use ceiling fans
- Close blinds during peak heat
- Replace air filters monthly
- Avoid using heat-generating appliances during the day
Move-Out Process
How much notice is required before moving out?
You must provide at least 30 days’ written notice.
What happens after I give notice?
You will receive a move-out packet with instructions for inspections, cleaning, and next steps.

Will someone respond to my request?
Yes. All requests submitted through the portal are monitored regularly, and the team will follow up with next steps.
Rental Qualification Requirements
We screen all applicants to ensure a good fit for our properties. Below are general guidelines used during the application process.
Do you have a minimum credit score requirement?
We review all credit reports as part of the application process. Approval is based on the overall financial profile, not just a single score.
What income is required to qualify for a rental?
Applicants are generally expected to have a combined gross monthly income of at least 3x the monthly rent.
Do you allow co-signers or guarantors?
Yes, co-signers or guarantors may be accepted depending on the application.
Can I rent with a prior eviction?
Applications with prior evictions are typically denied, but some situations may be reviewed on a case-by-case basis.
Do you run background checks?
Yes, we conduct background checks as part of the application process. Results are reviewed as part of the overall application.
What could disqualify an application?
Applications may be denied for reasons such as active evictions or inclusion on certain restricted registries. All applications are reviewed based on multiple factors.
