Applying & Leasing

How do I apply for a rental home?
All applicants over the age of 18 must complete a rental application in full and submit all required documentation. Applications are processed quickly, typically within two business days.
How are applications approved?
Leases are granted on a first-approved basis. Once your application is approved, you will be notified and given next steps to secure the home.
How do I secure a property after approval?
Within 24 hours of approval, you must submit the full security deposit. This removes the property from the market while the lease is finalized.
What forms of payment are accepted for deposits?
Security deposits can be paid online, by certified check, or money order. Alternate arrangements may be considered on a case-by-case basis.

Rent & Payments

When is rent due?
Rent is due on the 1st of each month.
Is there a grace period for rent?
Some leases include a grace period. After that period ends, any unpaid rent is considered late.
What happens if my rent is late?
Late rent will incur a 5% late fee if not received by 5:00 PM on the final day of the grace period.
How can I pay rent?
Rent can be paid online through the tenant portal, mailed, or dropped off at the office using the secure 24/7 drop slot.
Can I set up automatic payments?
Yes. You can set up automatic payments through your bank or use the online tenant portal for recurring payments.

Fees & Policies

What fees should I expect when renting?

Depending on the property, fees may include:

  • Pet rent and pet fees
  • Application fees
  • Renewal fees
  • Technology and utility-related fees
  • Month-to-month lease fees

All applicable fees will be outlined in your lease and are non-negotiable.

Maintenance & Repairs

How do I request maintenance?
All maintenance requests must be submitted through the online tenant portal. Requests submitted outside the portal may not be addressed.
How quickly are maintenance requests handled?
Non-emergency requests are typically addressed within 24–48 hours. Timing may vary depending on vendor availability and severity.
What is considered emergency maintenance?

Emergency maintenance includes:

  • Major water leaks or flooding
  • No heat
  • Fire or serious electrical issues
Is air conditioning considered an emergency?

No. While uncomfortable, AC issues are not considered emergencies and will be handled in order of priority.

What should I do before submitting a maintenance request?

You are expected to troubleshoot basic issues first. For example:

  • Check breakers and thermostat batteries
  • Replace air filters
  • Confirm system settings

Failure to troubleshoot may result in being charged for unnecessary service calls.

AC & Troubleshooting

Why isn’t my AC cooling properly?
Your system may be functioning normally. On very hot days, it’s common for your AC to maintain a temperature about 20 degrees below the outside temperature.
What temperature should I set my thermostat to?
We recommend setting your thermostat between 72–75 degrees. Setting it too low can overwork the system and lead to breakdowns.
How can I improve cooling efficiency?
  • Use ceiling fans
  • Close blinds during peak heat
  • Replace air filters monthly
  • Avoid using heat-generating appliances during the day

Move-Out Process

How much notice is required before moving out?
You must provide at least 30 days’ written notice.
What happens after I give notice?
You will receive a move-out packet with instructions for inspections, cleaning, and next steps.

General Tenant Support

How do I contact AM Realty?
For all tenant needs, including maintenance and payments, use the online tenant portal for the fastest response.
Will someone respond to my request?
Yes. All requests submitted through the portal are monitored regularly, and the team will follow up with next steps.

Rental Qualification Requirements

We screen all applicants to ensure a good fit for our properties. Below are general guidelines used during the application process.

Do you have a minimum credit score requirement?
We review all credit reports as part of the application process. Approval is based on the overall financial profile, not just a single score.
What income is required to qualify for a rental?
Applicants are generally expected to have a combined gross monthly income of at least 3x the monthly rent.
Do you allow co-signers or guarantors?
Yes, co-signers or guarantors may be accepted depending on the application.
Can I rent with a prior eviction?
Applications with prior evictions are typically denied, but some situations may be reviewed on a case-by-case basis.
Do you run background checks?
Yes, we conduct background checks as part of the application process. Results are reviewed as part of the overall application.
What could disqualify an application?
Applications may be denied for reasons such as active evictions or inclusion on certain restricted registries. All applications are reviewed based on multiple factors.

I had a very disappointing experience with AM Realty. I called numerous times over the course of four weeks to schedule a tour for a property in the Steele Creek area and never received a return call. I also submitted an online inquiry and still did not receive any response. The company requires prospective tenants to tour a property before applying, but it was impossible to do so when no one would respond to my calls or inquiries. As someone who was genuinely interested in renting the property, the lack of communication and customer service was extremely frustrating and unprofessional. I hope they improve their responsiveness to future prospective tenants.

🚨 🚨🚨🚨🚨This has been the worst experience I have had trying to apply at a rental company. I had 30 days to move after my lease. Seen am realty and thought ok they are in my price range. I have been completely transparent with Doug about my rental history and my mom’s. I had to wait almost 3 weeks to get a denial notice. Not to mention I paid $150 for me and mom to apply. The area we applied to was very run down but our situation couldn’t face that. Am realty did nothing but rob us I do some digging as to why we got denied so they denied us for credit but when I call the office Doug never responded so I had to talk to a random person and they tell me we got denied do to income that’s not true me and my mom make well over 2.5 x rent so basically not only did they waste my 3 weeks but also can’t give a solid answer for denial. This place is robbing people for application fee like come on the apartments are right behind the abc store on brokshire blvd where homeless drug addicts crawl the area 24/7 the place I’m renting from now is the same price and much safer. The property am realty had caught my eye just for the price. But newsflash you can’t just keep taking peoples money and give them no solid answer as to why. What is crazy is I completed the application and Doug was calling me asking me questions I have already answered so much that I even asked him did you lose my application? So what did I pay you all $150 for? I did all the work for the company to not give a straight answer. I will make sure I tell anyone who is looking for a place to never do business with this company ,they do shoty work and already lead on untrustworthy information. I don’t need to PAY a APPLICATION FEE if no one is doing their job like come on you wasted my money and most importantly my time!!!!!!!!! 🚨🚨🚨🚨🚨. Also me and mother’s income exceeded the amount needed I did the calculations me and my mother wouldn’t have applied if that was the case I have been renting all my life I know the requirements before I hand money over simple as that. The email provided did not state that income wasn’t an issue the email said credit. Am realty make it right again. Doug has never reached out that is why I’m rightfully writing this poor review not only was my money robbed from me i still haven’t directly talked to anyone and it’s poor business to not formally explain why we were denied looks like robbery to me. I would like that email your talking about that says I got denied for income or my money back. I can spread the word and make sure that anyone that is looking for a decent safe place to rent from Don’t do business with this company they are crooked and are literally sitting on applicants applications to even give an answer that’s the part I don’t get it doesn’t take nearly 3 weeks to deny someone for income that’s basic math your apartment was $1325 2.5x the income requirement is $3312.50 like I said if I knew me and mothers income didn’t surpass that figure I never would have applied. So please run my $150 back am realty. Also I made sure to report your business to the BBB there is an alarming amount of people you have targeted and robbed.

My wife and I relocated to Charlotte and leased a property from AM Realty while we decided where in Charlotte we wanted to buy a house. Nick Mears was incredibly responsive to our questions and the couple of times we needed maintenance services we had someone at the house within 24 hours, if not much earlier. I had not been a tenant for many many years before leasing from AM Realty and my experience as a tenant was great. Again, many many thanks to Nick for being so helpful.

I have been renting from AM Realty for the last 2 years. I currently reside in Chesney Woods and I love it here! A very quiet community with a responsive property management team. This is my second property and I can say that I have enjoyed staying here the most. Tesla Wine was very helpful to me when transitioning to this community last year.
